Key Aspects

The $468 million Raine Square development is significant as it comprises almost an entire City block redevelopment including 45,500sqm of office space, 10,000sqm of retail, 350 basement car parking bays, two operational hotels and a pub.

The project, a completely new building, was required to integrate into and with surrounding buildings. The main entrance comprises of an inner city landscape forecourt designed to present a soft but urban parkland in the inner city. Pedestrian linkages through the site were carefully designed to allow maximum integration between different uses, eg. from the underground William Street railway station through the retail to the office uses.

Separation of site servicing from pedestrian zones was essential and was consolidated within the large central loading dock and back of house storage areas in the basement of the facility requiring a single access and egress point to the site.

The building was designed incorporating some innovative new technology through the use of Twin lifts sourced by BDG in Europe resulting in a reduction in height of 2 storeys, resultant major cost savings and improved inter-floor travel times.

During the design development process in order to overcome a complex Greenstar air management issue, BDG designed and had manufactured the new Eco-Pelmet which has now become an industry standard for energy efficient building design and results in a capital cost saving also.

The architectural outcome for the building is highly contemporary with a WOW factor to the main entrance and general building facades. The quality design theme is continued throughout the two storey office lobby and three levels of retail with a huge atrium in the centre. The highest quality materials have been used and the building has been designed to cater for the many thousands of daily users.
